Good product to treat wood for a cage?

Hi all!  I just bought this darling vintage peg-legged cabinet to convert into a sweet rat condo.  I'm planning on routing out holes and making a pvc tunnel...among other things with it, it's going to be awesome.  My rats aren't yet litter trained so I'm putting a lip to keep all the bedding in.  I plan to tile and grout the bottom of the cabinet as I figure there is no way pee is going to seep through stone and tile is relatively easy to clean.  I'm going to put tile, cage liner, bedding.  Does this sound suitable?  For the walls however I'm at a loss.
Can anyone recommend a good ammonia-safe protectant/sealer I could use?  Fortunately my rats aren't big chewers so I don't think chewing through the walls will be an issue.  Any recommendations for something I could put on the walls beyond the sealer would be appreciated as well.
